Koa Super Villa

For the launch of the Koa Super Villa, the latest chapter in Supernova Land’s award-winning Koa Niseko development, I led the design and print production across both a hardcover brochure and trifold insert. Located in the heart of Higashiyama, Niseko, the Koa Super Villa comprises five meticulously crafted five-bedroom homes, extending the legacy of the estate with a refined, editorially driven visual language.


The design approach balances restraint and richness. The hardcover brochure was conceived as a tactile object—its textured cover and substantial inner pages signal a heightened sense of luxury from the outset. Inside, a deliberate pacing guides the reader: from atmospheric location spreads and render-led imagery to functional content presented in a concealed trifold format. This layered structure creates a slow reveal, privileging lifestyle and emotional connection before delivering factual property and developer information.


Layouts are kept minimal to allow the renders—bathed in moody tones and natural light—to take precedence. The visual identity draws from the intersection of Japanese contemporary sensibilities and Scandinavian warmth, evident in the colour palette and spatial cues. Every detail—from the pacing of content to the material finish—was considered to articulate a grounded, luxurious sense of place that speaks to the experience of living in the villa.
